this is a seller’s market (just ask the real estate industry). So why spend tens of thousands of dollars on real estate agents’ commissions when selling your own home is very easy?

Is it hard to sell your own house? No. Many people do it. After all, aren’t you the best person to promote your home? And should you be in charge of whom it is offered to and when? Here are some simple steps:-

Better still, a Licensed Valuer (find them in the Yellow Pages) will give you an exact figure for a fee of around $300 + GST. That figure will be independent from any agenda of their own which other people may have, to whom you entrust the sale of your most important asset.

[2] Email us (or drop them in) images and text for your Private Home Sale advert. We’ll draft it and present it to you for approval.

[3] Organise Open Inspections ... we’ll provide the advertising for it.

[4] Engage a Conveyancing Agent. His or her fee will be around $700 + GST. You will need to provide them with a Contract Detail Sheet containing the following:
• Sale price.
• Amount of deposit.
• Conditions the sale may be subject to.
• Financing arrangements.
• Are all inspections completed and certified (does the house have a Certificate of Occupancy?)
• Is there a tenant in it?
• Does it have a pool (in which case fencing requirements may apply)?
• Does the buyer have to sell a house to buy your house (prior sale)?
